Health And Safety Standards For A Building’s Electrical System

According to the H&S standards governing businesses and tenanted properties, employers have a general responsibility under section 2 of the 1974 Health and Safety at Work Act, to conduct emergency lighting tests and electricals.

In order to comply with this legislation, Mittens Electrical helps organisations implement this code of conduct. We are compliant in the British standard BS5839 pt1:2013. Our services are thorough and come with minimal disruption to your regular routine.

Electrical Inspection And Testing Across The UK

Over time, as you continue to use your electrical installations, they will deteriorate. So, to ensure the safety of the users, it is necessary to perform wiring regulations tests under the BS 7671 policy.

Common test services we perform are:

  • Electrical Installation Condition Report (EICR)
  • Testing For Commercial Landlords
  • Testing Before Property Purchase
  • Portable Appliance Testing (PAT)
  • Emergency Lighting Testing

Electrical installation condition report (EICR)

In order to comply with the Wiring Regulations, our team of electrical engineers conduct an Electrical Installation Conditions Report (previously called the Periodic Inspection Report). Just as the name implies, a periodic inspection seeks to:

  • Identify if there are any electrical circuit or equipment overloads
  • Identify areas of potential shock risks or fire threats
  • Discover any defective electrical service
  • Point out lack of bonding or earthing

Only registered electricians are qualified to perform this service. Afterwards, our electricians will issue an Electrical Installation Condition Report. This will show details of any problems, dangers, defects or non-compliances discovered.

If there are any issues, we’ll obtain permission from you to go ahead with correction and repairs.

Testing for commercial landlords

As a landlord for a commercial property, the onus lies on you to provide safety and security from the building itself. This includes eliminating wiring risks and electrical hazards lurking within the building.

It is therefore essential to perform frequent tests on your electricals to curb any danger associated with the electrical condition of the building. Failure to do this could result in occupant risk and you could be sued for professional negligence. It’s better to be safe than sorry – periodic inspection and testing not only ensures compliance, but averts danger.

Accredited Experts For Electrical Testing

At Mittens Electrical, we help businesses set a schedule for their risk assessment check-ups. This involves NICEIC inspections and Portable Appliance Testing (PAT) on your property. We have highly experienced electricians who are also NICEIC qualified to perform electrical inspections and testing.

Electrical inspection and testing are integral parts of our service at Mittens Electrical. As a specialist company, we design, supply, install, test and maintain all of your important electrical needs. What’s more, we ensure that all of our projects comply with specified British standards for electrical installation.

Testing before a commercial property purchase

Buying a commercial property can be a very big investment for anyone, especially if it’s your first time. However, it is important to perform a complete electrical testing before you commit financially. There are cases of business owners who invested in a property only to spend thousands of pounds renovating the electrical system because it was severely defective.

Sometimes the financial loss is not recoupable. Knowing the status of the property can influence the direction of your negotiation.  Similarly, if your commercial property is in the market, you’ll want to make sure your wiring system is in top condition, or it could end up unsellable. Our engineers can provide electrical testing services wherever you are.

Portable Appliance Testing (PAT)

While you check your building’s wiring system, it is important that you don’t neglect movable electrical appliances. Overtime, these items may become susceptible to damage. You want to know that your employees are safe using your equipment.

Mittens Electrical electricians perform PAT to identify and correct leaky appliances, thus eliminating electrical shock. If your appliances need to be repaired, we can fix them immediately- otherwise we would recommend you to get an entirely new set.
